• Development of the project team organizational structure using the linear responsibility matrix
• Detailed scope of work documentation with each individual contractor and subcontractor
• Development of startup occupancy activities and sequencing with the client staff
• Use of the team scheduling conferences’ to lead the construction team in the development of the coordinated overall project schedule consistent with previously established design and procurement sequencing and the startup / occupancy requirements of the client.
• Refinement of the construction cost control model to reflect the buyout status of the project
• Update and enlarge procurement scheduling model and integrate it with the on-site construction schedule
• Coordinate the incorporation of the quality control system into the general contractor’s operational procedures • Coordinate the project team meeting on a regular basis to analyze and verify the status , identify problems, obtain and document problem solution steps, and develop near term schedules for the next implementation cycle
• Updating all schedules and cost controls, analyzing trends, and making recommendations for action
• Review of the scheduled personnel needs in light of the area’s availability, and assistance to the general contractor in developing specific plans for resolving personnel problems
• Management of the design procurement construction interfaces as specific potential trouble areas
• Control change order processing to minimize disruption in construction scheduling, while controlling impact of the total cost
• Pay request verifications based on earned-value schedules, stored materials verification and quantity measurements where appropriate
• Monitoring of quality control system implementation
• Conduct the status review and projection meeting for the client
• Coordination of the status review and projection meetings for the client
• Coordination of the punch out and warranty phases of the construction phase
